Dear Neighbors,
We hope everyone is staying warm as we begin this new year!
As we look forward to spring, the remains of Hurricane Florence are still evident in our neighborhood. Although most debris was picked up by the town, there is still quite a bit of debris that needs to be picked up in our neighborhood.
The board is asking that everyone please take the time to help clean up our neighborhood. In many cases, debris was piled across the street from personal property or in a wooded lot. If you used these areas for debris, please take the time to help have it cleaned up. There does appear to be debris on the ground including small pieces of glass and nails, please pick these items up if you notice them. Also, please take note of debris caught in the branches of trees in and around your property.
As you know, our neighborhood HOA is faced with a lot of expenses due to this storm a good bit of these expenses will not be covered by insurance. The board is currently prioritizing work to be performed and expenses to be paid. We will provide more details as we progress as we have heard from several homeowners and we are committed to communicating and receiving feedback. The board is faced with a huge undertaking to rebuild what has been lost while having to follow the by-laws in contracting the appropriate parties to make these repairs. This involves receiving multiple bids and gathering insurance information and licensing. Additionally, this requires time. Time for an individual to meet with each separate contractor to discuss the repairs and gather required documentation. This task has primarily fallen on the shoulders of 1 to 2 individuals.
The board is focused on repairs that will impact the community most as summer months approach, which include the pool, bathrooms and club house. We are also concerned about the crossovers but cannot begin repairs on the crossovers until the Town has completed the dune/berm replenishment, which hopefully will be completed by March. Should we fix the crossovers now, we run the risk that they may be destroyed by the push and/or we may not get the amount of sand we should if the crossovers obstruct those efforts. Also depending upon the severity of the damage, we may need to completely replace the crossovers which would require CAMA and building permits, and obtaining such permits are very arduous. For those of you interested, the town is holding a Dune Repair Workshop as follows:
We have heard from a few homeowners stating they believe we have ample reserves and our dues should provide for such repairs. However, this will not be true, current reserves were already earmarked for future repairs although will now be needed for current repairs. Our annual dues are extremely low and will not leave us with room for adding to the reserves. A reserve fund analysis has been performed by an independent company and we will be meeting with them soon to review. We will report the findings after review.
All this to say, that it is extremely important to do what we can to keep expenses down. Cleaning our yards and streets is something we can all do. If everyone pitched in to help, this could be done quickly and without an additional expense to the neighborhood. Additionally, those neighbors who may not be able to get their trash cans put out or put back, can ask a neighbor for help or let us know, if we are in the area on these days we will gladly assist. Everyone does appreciate some help from a neighbor.
Please keep our beach in mind as well, if you are enjoying a walk on the beach and see something that can picked up or removed, it would be greatly appreciated. The club house has 2 trash cans and 2 recycling cans available, 1 set are located on the back deck of the club house and the other set is in front of the club house before the pool. There is also a trash can available at the steps of the club house right on the beach.
With the warm weather approaching, we all look forward to being outside and enjoying our neighborhood. Let’s keep our neighborhood clean and safe! Thank you so much for your assistance and we will keep you informed as we progress with repairs!
